Most car parks judge themselves on how full they are at peak. That is the least interesting moment: at peak they fill anyway. The real question is what happens in the other twenty-one hours.
If the facility is full at midday on a Tuesday, that tells you demand exists at midday on a Tuesday. It says nothing about Monday morning or Sunday evening. Those are the hours that decide whether the car park is a good asset or an average one.
A single reading at midday is close to useless. The useful number is the average percentage occupied across every hour of the week. That number is usually well below what the owner assumes, and it is the one that shows where the room to grow actually is.
Filling it takes two things: someone has to be able to see those hours, and the price at that time has to match the demand at that time. The first is a visibility problem, the second a pricing one. Neither requires new construction or new equipment.
Those hours are exactly what MoveDI works on. Our aim is not for an operator to raise the rate at peak. It is for the hours nobody pays for today to become visible to somebody. It is one of the rare cases where the operator's interest and the driver's do not pull against each other.
